1. What do I bring with me?


Each FloridaVillas.ca property has been carefully furnished and equipped to ensure that you have a terrific vacation. Included in every property that we provide to guests are:

  • Air conditioning
  • Quality bedding and pillows
  • Private and heated pool
  • (all have 'hurricane' mesh screens)
  • Cable TV
  • VCR's
  • Phone(s)
  • Washer/Dryer
  • Dishwasher
  • Garage and driveways
  • All linens/towels

Fully equipped kitchen incl:
  • Stove/cooker/range
  • Refrigerator & freezer

The suggestion we give is that if like to cook you should bring spices. Toys for the kids and some pool toys.

2. When should I take pool heat?


All FloridaVillas.ca properties offer pool heat as an option. Pool heat is not inclusive. We recommend that pool heat be chosen (if you intend to use the pool) between October and May. Pool heat is preset to the desired temperature for that particular property and cannot be adjusted. A pool blanket is provided as standard on heated pools, which should cover the pool when not in use to retain the heat (especially overnight!). All properties that have pool heat as an option show the charge on the pricing grid on the property description page or on their individual web site.

3. Which Villas are the best?


There is no one correct answer to that question. Each of our homes are different and unique. FloridaVillas.ca can match your preferences to the perfect home. More importantly we'll make sure your rental villa will meet or exceed your expectations and requirements.

4. Is Maid Service included?


FloridaVillas.ca properties are rented to guests on a "Self-catering" basis. Each and every FloridaVillas.ca property is cleaned and inspected prior to arrival, and on departure of every guest party. For your convenience and hygiene, each home is provided with a vacuum cleaner, dishwasher, washing machine, dryer, mop, brush and pan for maintaining the property cleanliness during your stay. All homes are treated regularly for insects, and the pools are treated to maintain their cleanliness.

Some guests that stay for a longer period (over 10 days) request a mid-term clean, which can be arranged in advance through our office for a standard fee.

5. When do I make payments?

In brief, your deposit payment is due within 7 days of making your provisional booking, to confirm and hold the booking.

Final payment of all rentals, options, tickets and taxes are due 21 days prior to the arrival date.

The security deposit is either due at the time of final rental payment. We request a credit card authorization 7 days prior to arrival, which is automatically credited back to your credit card within 1 week after departure
(providing there are no damages).

6. When do I get my security deposit back?


Where a Guest makes payment for their vacation stay with FloridaVillas.ca by credit card, we do not take the payment from the card, but take an authorization only. This authorization sum automatically lapses approximately 1 week after your departure date.

Where damage or a breach of the terms and conditions is found to have taken place, this is deducted from the security deposit prior to refund. In the case of credit card payment, FloridaVillas.ca will deduct the sum from the authorization.

7. How close is the property to Disney?


To help you decide which of our fabulous properties is right for your family vacation, we provide two areas of information about the proximity of your property to the major attractions in Kissimmee and Florida. On the description pages that you reach from our gallery page, and on the individual web sites, you will find a description of the property and its location, miles to Disney or nearest attraction center. You'll also find a link button on each property summary page to show the location of the property on a map, with its own more detailed description of the sub-division where the property is located.

From our front page, you can also click on the "Locations" link in the General Information section - that will show you details of each of the sub-divisions, communities and resorts where FloridaVillas.ca has properties located.

8. Is there a phone at the property?


All FloridaVillas.ca properties are equipped with at least one phone for outgoing and incoming calls. Our arrival pack provides the telephone number of the house for your use. When requested, we can provide the telephone number of the property that you are staying at one week before arrival, so that you can let family, friends and work know where you can be contacted.

All telephones in each property us the "Like Home Dialing" system. The system allows the guest to set up the telephone to make outgoing calls to any destination, without the need for time-consuming credit card calls, with direct dial, just like dialing from your own home telephone. Call rates are similar to those found in hotel rooms.

However we recommend that guests purchase a telephone credit card for use while on vacation at one of our properties. These offer excellent value for money.

Local calls are provided at no charge.

9. How do I book with FloridaVillas.ca?


There are many ways to book the perfect vacation property for you and your family with FloridaVillas.ca.

  1. You can simply call us during office hours and one of our trained personnel will be happy to talk you through the options available - help you to select the villa that's right for you - and take your booking details over the phone. Just call the number shown at the top of the web site (above).

  2. From any of the property pages or web sites of FloridaVillas.ca, just click on the Enquiry button, and fill in the easy-to-complete form. Once finished, click the submit button, and we'll send you a quote by email, fax or phone within on working day - we promise. Once you have received your quote, you can book via email, phone or fax.

  3. The simplest and quickest way to book the villa that perfectly suits your family's budget and dreams is to use our reservation section. From our home page simply click on the Reservation button (it's always located in the top right of the page). Once there - scroll down and enter the date of arrival and the number of nights you wish to stay. Just follow the instructions on screen to book the perfect vacation home for you and your family. Before finalizing your booking, one of our personnel will call you to confirm the details within 1 working day.
